Stadthotel Tribschen Luzern

 

General description:

HGC Commerciale, together with the Zentralschweizer Baumeisterverband (ZBV), are owners of an office building at Tribschenstrasse 9 in Lucerne. The conversion or the new construction of the building was examined in detail by various parties on behalf of HGC.

In 2018 / 2019, KATAG & Partners AG surveyed the future use of the office building on the basis of various market surveys on student housing as well as serviced apartments and a hotel use in the city of Lucerne. The results of the feasibility study were presented to the Board of Directors of HGC. Together with the TGS Bauökonomen, various cost calculations were carried out for a possible conversion.

The owner opted for a modern hotel building. KATAG & Partners AG put the hotel project out to tender in 2019 in a closed procedure on the national and international hotel market and accompanied the process including moderation of the various presentations. KATAG & Partners AG prepared the draft letter of intent (LOI) and accompanied the contract negotiations in 2020 / 2021, which were delayed in particular by the corona crisis.

On the basis of an interior design briefing, KATAG & Partners AG, under the leadership of D&D Hospitality, created the space program and carried out the interior design competition. The designated jury chose the interior designer by means of a qualitative process.
