General description:

A new "city within a city" called Europaallee is taking shape in Zurich between the main train station and Langstrasse. As part of this urban planning project, the developers investigated the feasibility of a hotel on sites E and H. The resulting call for projects was submitted to both national and international hotel chains, with the 25hours Hotel Company ultimately coming out on top in the competitive tendering process.

As well as concluding the various contracts, KATAG & Partners AG also provided support for the architectural design competition and assisted the client in all the subsequent phases of project development. Since 2006 we have been providing a full range of services for the hotel project.

Services provided:

Project support including a range of different tasks such as:

• feasibility study including site analysis, market analysis, competitor analyses, etc.
• call for hotel projects from national and international operators
• evaluating operator concepts and tenders
• clarifying and evaluating technical requirements
• elaborating alternative tender variants
• calculating rental rates and yields

• calculating spaces to reflect capacity needs
• providing expert support for a two-stage architectural design competition
• support for the conceptual design process in the pre-project and construction project
• calculating rental rates once the spaces were definitively confirmed
